No. EstateRadar is an independent property technology platform. We don't represent buyers or sellers; transactions are conducted through licensed real estate professionals.
Which areas do you cover?
We're built for Cyprus first, with the same engine designed to expand to new countries.
Is it free to search?
Yes — browsing and AI search are free for buyers and renters.
AI & analytics
How does the AI rank listings?
On your stated criteria plus data signals — price vs the area median, comparables, confidence and yield. The reasoning is shown on each listing, and paid promotion is always labelled Sponsored.
Are your valuations official?
No. They're preliminary, comparables-based estimates shown as a range with a confidence level — for information only, not an official valuation or financial advice.
Can the AI be wrong?
Yes. Estimates rely on asking-price data and may differ from a licensed valuation or final sale price. Where confidence is low, we say so.
For owners
How do I list my property?
Use the List a Property form. The AI qualifies your submission, you confirm the details, and a licensed agency reviews and signs before anything is published.
What are the commission terms?
Indicatively: resale 5% + VAT, rental one month's rent + VAT, and new developments under a separate developer agreement. Final terms are confirmed by the licensed agency.
Does the AI sign anything for me?
Never. The AI only assists; a licensed professional makes the final decision and concludes every agreement.
For agencies & developers
How do I connect my inventory?
Import via XML, REST API, RERA XML, CSV or manual upload. Most partners are live within a day.
Will my leads and identity be protected?
Yes. Supplier logos, names and contacts are stripped on public surfaces so buyers can't bypass you.
Where do my listings get published?
One listing distributes to the Website, Mini App, Telegram and partner marketplaces, with per-channel slot limits.
