AI runs throughout EstateRadar. Here is exactly how it ranks, recommends and where its limits are — because trust matters more than magic.

How ranking works

Results first meet your stated criteria (country, location, budget, property type, bedrooms and completion status). Among eligible results, ordering uses non-financial relevance signals such as matching factual listing details and price fit.

Advertising is separated from ranking

Relevance is decided first. Paid promotion may only moderately re-order results that already qualify — it can never override your required criteria (country, budget, type, location, bedrooms or completion status) or introduce an ineligible property. Promoted items are always labelled Sponsored.

How recommendations are generated

The AI matches from real inventory and computed metrics — it explains the numbers, it does not invent them. Valuations are preliminary estimates with a confidence and comparable count, not official valuations.

The AI can be wrong

Estimates rely on asking-price data and may differ from a licensed valuation or a final sale price. Where confidence is low or comparables are few, we say so — treat AI output as guidance, not advice.

Not legal or financial advice

AI analysis is informational. It is not investment, legal, tax or valuation advice. For decisions, consult a licensed surveyor, lawyer or financial advisor.

A person always decides

For owner submissions and agency work, the AI assists — it qualifies, drafts and flags risks — but a licensed professional makes the final decision and concludes every agreement. The AI never signs on your behalf.

How public inventory facts are calculated

An active listing is a public property record joined to a non-deleted active listing in EstateRadar's canonical public inventory. Removed, deactivated and deleted listings are excluded from counts, price ranges, sitemap output and availability claims.

Asking-price ranges use the minimum and maximum asking prices of the matching active public records. They describe EstateRadar inventory, not the whole Cyprus market and not a guaranteed sale or valuation range.

Latest listing check is the newest available verification/last-seen timestamp from the contributing listings. Freshness is FRESH up to 2 days, AGING up to 7 days, and STALE after that; missing dates produce NO DATA rather than artificial freshness.

Missing facts stay missing. EstateRadar does not infer sea proximity, completion dates, availability or amenities from marketing language. Open a matching listing for the source record and re-check availability before acting.
